When purchasing real estate in Georgia, you will increasingly encounter terms such as black frame, white frame, and green frame. But what lies behind each of them? Which option is the optimal investment for you?
Datvale.ge will help you precisely determine which works are included in each stage and how to save time and resources on your renovation.
Black Frame: The foundation for those who want complete freedom.
What is included in a black frame?
For whom is a completely unrenovated apartment optimal?

The white frame is the most popular standard in Georgia. This stage includes all the work of a black frame, plus significant preparatory stages that make the renovation much easier.
To avoid having to dig up walls and floors later, developers offer customers the opportunity to install electrical wiring before the walls are plastered, and to lay heating and plumbing pipes before the floor screed is poured

The Green Frame includes all the work of a White Frame, plus: electricity is fully wired, and heating and plumbing pipes are already laid. Note: In any scenario, the bathroom remains a ‘Black Frame’ state, as the tiler must personally determine the floor screed slopes in the bathroom, taking into account the placement of the drain (trap), the required slope, the size of the tiles to be used, and so on.
It is common in Georgia for developers to deviate from standard situations and offer the customer, for example, a ‘Premium Green Frame’: this may include already installed gypsum board or a free heating boiler. Similarly, it is common to have ‘+/-‘ (minus) scenarios—for example, a ‘White Minus Frame’ condition, which might mean the absence of wall plastering or the floor screed not being poured.
There is no established approach for such cases in the Georgian market. Therefore, when purchasing a non-standard condition, you must ask the developer exactly how it differs from the standard state and what the pros and cons are.

“Choosing the right ‘frame’ (shell condition) is directly linked to your budget, your timeframe, and your personal taste.”
