Property Valuation in Georgia – How It Works

Our free property valuation in Georgia takes just a few seconds. Choose the property type, type the street, enter the area, floor and condition – and you get the estimated market value in GEL and USD, a price range, the price per m², the expected monthly rent and the gross rental yield.

The valuation is based on public data: the Geostat residential property price index and research by Galt & Taggart, TBC Capital and Colliers. On top of that we use data for 18,000+ streets and 104 neighbourhoods, plus nearby infrastructure – metro, schools, kindergartens, parks and shops.

What Determines an Apartment Price?

An apartment price does not depend on the district alone. Two apartments in the same neighbourhood can differ by 30–40%. Our calculator considers more than 25 factors:

Location, street and neighbourhood

In Mtatsminda and Vake a square meter costs about twice as much as in Gldani or Samgori. There are big differences inside districts too: Sololaki is above the Mtatsminda average, while Bagebi is below the Vake average. Living close to the metro adds about 3%.

New or old building

In older buildings (built before 2013) the price per m² is usually 5–15% lower than in new ones. The project type matters as well: Czech and Stalin-era projects are more expensive, while the Khrushchyovka is the cheapest segment.

Condition: black, white and green frame

From black frame to a new renovation the price rises by roughly 30–40%. If the apartment needs work, estimate the cost with our Renovation Calculator.

Floor, elevator, view and parking

The ground floor is usually 5–6% cheaper, and in older buildings the top floor too. Without an elevator, a high floor can lose up to 15%. A view, underground parking, a sunny side and high ceilings increase the value.

Automated Estimate or Certified Valuer?

An online property valuation in Georgia is ideal when you want to quickly find out what your apartment, house or land is worth before selling, buying or renting it out. For a bank, a mortgage or a court you need a report from a licensed valuer. Data source: Geostat.

How to Value an Apartment in 4 Steps

A property valuation in Georgia with Datvale takes four simple steps:

  1. Choose the property type – apartment, private house, land plot or commercial space.
  2. Type the street – the system detects the district, neighbourhood and nearby infrastructure.
  3. Add the details – area, floor, condition, project type, view and parking.
  4. Click “Get valuation” – you get the price, range, rent and a detailed breakdown of the calculation.

Asking Price vs Actual Sale Price

Most property prices in Georgia come from listings, while the actual deal price is often 5–10% lower because buyers and sellers negotiate. That is why our property valuation in Georgia shows two numbers: the estimated market (sale) value and the price the property would likely be listed at. This helps you price correctly when selling and avoid overpaying when buying.

Rent and Rental Yield

If you are looking at an apartment as an investment, the valuation shows the expected monthly rent and the gross annual yield. In 2026 the average gross yield in Tbilisi is about 7–9%, in Batumi 7–8%. Renovated one- and two-bedroom apartments near the metro rent out the fastest. A property valuation in Georgia that includes rent helps investors compare options quickly.

When to Use a Property Valuation in Georgia

  • before selling an apartment or house – to set the right price;
  • before buying – to avoid overpaying;
  • before renting out – to set the rent;
  • before renovating – to see how much value a renovation adds;
  • for inheritance or dividing property – as an indicative value.
